Welcome home to an "original" Pawleys beach house just steps from the ocean and a bike ride to the public ramp! If you have been looking for an easy-to-maintain, 1500 heated sf, 3 br, 2 ba elevated home with a slightly open floor plan and multiple decks to enjoy the ocean breezes, this is it! Furnished or non-furnished. Drone video from 2021: https://youtu.be/YPlFzG7lRQE. The home has a LOT of history; built in 1952, it has been owned by the same family since 1984 and there have been many stages of improvement and renovations- I can email a list (from owner's memory). Over the years, this home has served as a private long term rental AND public short term rental (in AirBnB) while the owner lived in the top floor and once the owner moved out (see uploaded documents showing AirBnB income). Please note: the photos reflect how the house was staged prior to Hurricane Ian. I tried to show the before and after. Here is the link to all of the photos taken in September of 2022 (as the MLS had a limit on what we could upload). https://drive.google.com/drive/folders/1rmw7bunbjytRL_sgLvW3gZdKm0dnaiIJ?usp=sharing. Upstairs: the home is an intact , elevated single unit with 3 bedrooms, 2 full baths (the master is en suite), a large living and dining room combo with multiple doors onto the wrap around deck, as well as a private master bedroom balcony on the beach side. There are heart pine floors throughout and tiled bathrooms; the surrounding windows in the master bedroom provide a flood of natural light; kitchen was installed in the '90s offering ample cabinet and counter space; the elongated island is bar stool height; there were repairs done to this floor post-Ian; there is a sliding glass door directly onto the deck with a marsh view; cathedral ceilings in the living/dining room; the two guest bedrooms are smaller but can accommodate a full bed and a queen bed; new roof in 2016; two newer hot water heaters (in attic and exterior); parking for 4-5 cars; irrigation in the yard; an underground invisible fence for pets; attic runs the length of the home for a potential 2nd floor. Downstairs: the flooding during Hurricane Ian resulted in total demolition of the first floor; the owner had all the proper repairs done for a safe, turn-key purchase with invoices to show what work was done. The interior stairs between the floors were sealed off and repaired (but this could be opened back up easily). Quotes for all repairs, the full rebuild OR total removal of electrical (re: the first floor) are uploaded; one could keep electricity down there and use the space as golf cart parking OR put in a breeze-through tiki bar, using the existing plumbing for an interior bathroom (the first floor had one full and one half bath). Downstairs exterior: there is a screen porch on the ocean side of the house that housed a washer/dryer before the flood, and has one of the two functioning hot water showers. There was a pool that was filled in to create a large private patio, and off of that is where the second hot water shower is located. The upstairs of the home currently has electricity, AC/heat and running water. Every 3 months, it is treated by Stark inside and out which is 95/quarter but there is no termite bond. It was sprayed for pests Tues Jan 10th and the annual test for wood-eating pests on Jan 12th. This home has flooded yearly, based on its placement on the lot, the water table of the island and king tides/proximity to the ocean and creek. The demolition of the first floor now removes the headache of that, and possibly a lower flood insurance rate. The Town of Pawleys is currently looking into Federal funding for the flooding that occurs over the whole island; to find out more: https://www.townofpawleysisland.com/. The owner has always loved how this area of the Island has a year-round residential feel to it; the majority of the neighbors have owned or lived for multiple decades, as well.

On the National Register, “The LaBruce Lemon House” – est in 1858, was of integral importance in establishing the Historic District of Pawleys Island, South Carolina in 1972. This quaint 3+ mile Island, once a safe haven for inland residents and their staff to escape the summer heat, has now become desirable for year around residents and visitors! This property has 1.04 acres of high land bordered by the Atlantic Ocean (over 200 feet of ocean side frontage) on one side and includes 1.4+ acres of marsh on Pawleys Island Creek on the other. Nestled among the dunes and surrounded by canopied live oak and myrtle trees this home has been protected and loved for generations. If only walls could talk! Many of the original characteristics of the property remain as originally planned. Out buildings for the servants, wood floors, fireplaces, a porch that wraps around the home, a covered oceanfront open deck and creek dock are just few of the charming features. The summer kitchen originally was a separate building and now is connected to the main house. A separate wing was added with sleeping quarters and full bath and 2 half baths. With nearly 2.5 acres of ocean and creek/marsh and a oceanside walkway, and dock on Pawleys Creek the great debate will be where to spend the day? Sunrises or Sunsets, the choice is yours! Pawleys Island SC is north of historic Charleston and minutes south of vacation destination Myrtle Beach, SC. LaBruce Lemon House is on a vacation rental program and all rentals must be honored for 90 days from deed transfer date.

'Arrogantly Shabby,' Pawleys Island. Known for its shoe-less, carefree, laid back lifestyle. Inventor of the rope hammock swing, connoisseurs of beach-going, inlet fishing, ocean-breeze bike riding, and relaxing kayaking. Nestled on this quiet, quaint island, between the calm creek and the relaxing Atlantic, sits this large, yet cozy, beachfront cottage. From the inlet views atop the crows nest overlooking the creek, to the sites and sounds of the waves crashing from the dune-walkway's gazebo, this home is the epitome of a relaxing beach getaway. Built for family and friends, this home has 5 large bedrooms, each with their own private bathroom. I like to say this home is split between 3 living quarters. On the ground level, you are met with a living room and two bedrooms, with plenty of beds to sleep (Think space for the kids.) On the Second floor sits the large kitchen / dining room combo, among two more private bedrooms. Through the walkway connector, you enter into the 'Master Suite', a bonus addition to the house that faces the ocean, hosting a large living room, and steps that lead up to the Master Bedroom, overlooking the Atlantic Ocean AND Pawleys Creek. This cozy cottage is tied together by a walkway that wraps around the home, and connects to the white-sands of Pawleys Island Beach. This property boasts healthy dunes, and lots of beachfront, as a result of the very recent 'Beach Re-nourishment Project.' Come see for yourself what true beach living is all about!
